Terms of Service

The agreement between you and Elite Vacations DXB when you book, stay, or browse.

These Terms of Service ("Terms") govern your use of elitevacationsdxb.com and the holiday-home booking services provided by Elite Vacation Homes L.L.C. By browsing the site, submitting an enquiry, or completing a booking you agree to be bound by these Terms.

1. Who we are

Elite Vacation Homes L.L.C. ("Elite Vacations DXB", "we", "us", "our") is a holiday-home operator licensed in the Emirate of Dubai, United Arab Emirates.

References below to "guest" mean the person named on a booking and anyone staying with them. References to "landlord" mean a property owner who lists with us under a Management Agreement (a separate contract from these Terms).

2. Definitions

  • Property — a holiday home advertised on the Site that we have authority to let.
  • Booking — a reservation made through the Site, our concierge team, or an integrated channel (e.g. Airbnb, Booking.com, VRBO, Expedia, Tripadvisor).
  • Booking Confirmation — the email or WhatsApp message we send once a booking is paid and accepted.
  • Stay — the period from your contractual check-in time to your contractual check-out time.
  • Total Price — the sum of the nightly rate × nights, plus any cleaning fee, the 5% UAE VAT where applicable, the 10–15 AED-per-night Tourism Dirham, and any add-ons or optional services you select.

3. Bookings

3.1. Submitting a booking through the Site is an offer to enter into a contract with us on these Terms. A binding contract is formed only when we issue a Booking Confirmation and your payment has cleared.

3.2. You must be at least 21 years old to make a booking. The lead guest must remain on-site for the duration of the Stay and is responsible for the conduct of all guests they invite.

3.3. We reserve the right to refuse a booking, cancel an unpaid reservation, or require additional verification (including passport/Emirates ID and a refundable security deposit) at our reasonable discretion.

3.4. Bookings for the purpose of parties, events, photo/film shoots, or commercial activity are not permitted without prior written consent.

4. Pricing, currency and payment

4.1. All prices are displayed in AED by default. Other currencies shown (USD, EUR, GBP, SAR, RUB, CNY) are converted using a recent reference rate and are indicative; the charge to your card is taken in the property's listed booking currency.

4.2. The Total Price is shown on the checkout page before you authorise payment.

4.3. Payments are processed by:

  • Stripe Payments Europe Limited (international cards), and/or
  • Tap Payments Limited (AED cards, Apple Pay, Mada).

We do not store full card numbers. A pre-authorisation may be placed on your card up to 7 days before arrival to cover the refundable security deposit.

4.4. The Tourism Dirham (10–15 AED per bedroom per night, set by DTCM) and the 5% UAE Value Added Tax are collected at booking unless explicitly stated as included in the headline rate.

4.5. Promotional codes are subject to the conditions displayed at the time of redemption and cannot be combined unless we say so in writing.

5. Check-in, check-out, security deposit

5.1. Check-in is from 15:00 local time. Check-out is by 11:00 local time. Earlier check-in or later check-out may be granted free of charge subject to housekeeping; otherwise standard rates apply.

5.2. A refundable security deposit (typically AED 1,000–5,000 depending on the property) is pre-authorised on arrival and released within 7 working days of departure, less any deductions for damage, missing items, deep cleaning, lost keys, or fines incurred during the Stay.

5.3. The lead guest must present a government-issued photo ID for DTCM guest registration (Article 12, Cabinet Decision 41/2013). We cannot complete check-in without it.

6. Modifications and cancellations

6.1. Date changes and length-of-stay modifications are subject to availability and the rate difference for the new period.

6.2. The full cancellation and refund framework is set out in our Cancellation Policy, which forms part of these Terms.

6.3. We may cancel a confirmed booking if (a) the Property becomes uninhabitable, (b) we reasonably believe the booking is fraudulent, (c) the lead guest is unable to provide valid ID at check-in, or (d) a regulatory authority requires us to. In cases (a) and (d) we will offer a comparable alternative or a full refund.

7. House rules and guest conduct

7.1. The full House Rules apply to every Stay. Breaches may result in immediate termination of the Stay without refund, recovery of damages from your security deposit, and reporting to the relevant authorities.

7.2. Specifically: no smoking indoors, no unregistered guests, no parties or large gatherings, no pets unless agreed in writing, no commercial filming, and respect for neighbours and building/community rules.

8. Damages and liability

8.1. You are responsible for the Property and its contents during the Stay. Damage beyond ordinary wear and tear will be charged at replacement cost plus reasonable inconvenience fees.

8.2. Force majeure. Neither party is liable for failure to perform caused by events outside reasonable control — including but not limited to acts of government, public-health restrictions, severe weather, infrastructure failure, war, or civil unrest. In a force-majeure event affecting your Stay we will offer a date change or refund (less third-party fees we cannot recover).

8.3. Our liability for any claim arising out of these Terms or the Stay is limited to the Total Price paid for the affected booking. We exclude liability for indirect or consequential losses to the fullest extent permitted by UAE law. Nothing in these Terms limits liability for death, personal injury caused by negligence, or fraud.

8.4. You agree to indemnify us against third-party claims arising from your breach of these Terms, the House Rules, or applicable law during the Stay.

9. Intellectual property

The Site content (text, photography, video, branding) is owned by or licensed to Elite Vacation Homes L.L.C. and protected under UAE Federal Decree-Law No. 38 of 2021 on Copyright. You may not copy, republish, or use it commercially without our written consent.

10. Third-party services

The Site integrates with third-party services including Hostaway (channel management), Stripe / Tap (payments), Google Maps, Cloudflare Images, Sanity CMS, Resend / Mailchimp (email), WhatsApp Business API (via 360dialog), and analytics providers. Those services have their own terms which apply when you use them through the Site.

11. Data protection

How we collect, use, and protect your data is set out in our Privacy Policy and Cookie Policy. Both form part of these Terms.

12. Changes to these Terms

We may update these Terms from time to time. The current version, with its Last updated date, always lives at this URL. Material changes will be flagged on the Site for at least 14 days before they take effect. Continued use of the Site after that date is acceptance of the updated Terms.

13. Governing law and disputes

13.1. These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates.

13.2. Any dispute arising out of or in connection with these Terms will be referred first to good-faith negotiation, then — if unresolved within 30 days — to the exclusive jurisdiction of the courts of the Emirate of Dubai.
